1. Acceptance of these terms
These Terms of Use (“Terms”) govern your access to and use of the Rent Siliguri website, mobile web app and related services (the “Platform”), operated by KodePundit, a sole proprietorship. By using the Platform you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Platform.
2. What Rent Siliguri is — and is not
Rent Siliguri is a housing discovery platform. To be clear:
- We are not a broker, property dealer, or real-estate agent, and we do not act on behalf of any owner or renter.
- We do not negotiate rentals, rent, deposits or terms between owners and renters.
- We do not collect brokerage or commission from renters for connecting them with owners.
- We do not guarantee tenants, occupancy, property availability, or the accuracy, quality or legal status of any listing.
Any rental agreement is entered into solely between the owner and the renter. Rent Siliguri is not a party to that agreement and is not responsible for the conduct of any user or the outcome of any dealing arranged through the Platform.
3. Eligibility and accounts
You must be at least 18 years old to create an account. You are responsible for keeping your account credentials secure and for activity under your account. When you create an account, submit a listing, or contact an owner, we ask for your explicit consent to the relevant processing of your information.
4. Owner and broker responsibilities
If you list a property, you represent and warrant that:
- you have the legal right and authority to list it and to be contacted about it;
- you have obtained all necessary consent to publish the listing, its photos and video, and to share contact details in line with your chosen contact preferences;
- the information you provide is accurate, current and not misleading, and you will keep availability up to date;
- you will not discriminate unlawfully against prospective renters.

5. Renter responsibilities
Listing details and availability can change. You are responsible for independently confirming availability, rent, deposit, condition, ownership and all other details directly with the owner before making any rental decision, payment or commitment. 6. Acceptable use
You agree not to:
- post false, fake, duplicate, stale or misleading listings or information;
- harvest, misuse or publish other users’ personal data or contact details;
- use the Platform for spam, harassment, fraud, or any unlawful purpose;
- attempt to bypass security, RLS, rate limits or consent controls;
- scrape or copy Platform content without permission.
7. Reporting and moderation
You can report a listing that is already rented, has incorrect information, is a duplicate, is fake, has wrong photos, or is otherwise problematic. We review reports and may verify, update, downrank or remove listings, and may suspend accounts that breach these Terms. We are not obliged to monitor all content but act on trust-and-safety signals and reports.
8. Reviews and user content (when available)
If and when reviews or ratings are introduced, they must reflect genuine experience and must not be defamatory, abusive, discriminatory or misleading. Reviews will be subject to moderation, reporting and a dispute process, and we may remove content that breaches these Terms or our Guidelines.
9. Fees and paid services
Core rental discovery is free for renters. Certain optional services — such as broker subscriptions, premium placements, and future offerings may be paid. Paid services are governed by these Terms together with any additional service terms and the Refund & Cancellation Policy presented at the point of purchase. Prices and features may change with notice.
10. Intellectual property
The Platform, its design, and its content (excluding user-submitted content) are owned by or licensed to us. By submitting content you grant us a non-exclusive licence to host and display it on the Platform for the purpose of operating the service.
11. Disclaimers and limitation of liability
The Platform is provided “as is” and “as available”, without warranties of any kind. To the maximum extent permitted by law, Rent Siliguri and its operator are not liable for any indirect, incidental or consequential loss, or for any dealing, agreement, payment or dispute between users. 12. Indemnity
You agree to indemnify and hold harmless Rent Siliguri and its operator from claims arising out of your use of the Platform, your content, or your breach of these Terms.
13. Termination and data deletion
You may stop using the Platform at any time and can request account and data deletion from your profile. We may suspend or terminate access for breach of these Terms. Certain records may be retained where required for legal, accounting, fraud-prevention, security or dispute purposes, as described in our Privacy Policy.
14. Governing law and jurisdiction
These Terms are governed by the laws of India. Any dispute is subject to the exclusive jurisdiction of the courts at Siliguri, West Bengal.
